Govan Brown was recently retained by TD to complete an unoccupied, new tenant fit-out in downtown Calgary’s TD Canada Trust Tower. The space, located on the 10th and 11th floors, comprised of 30,000 square feet and was fully constructed into an office from base-building state. The purpose of the project was to build a consolidating space for two separate offices. Due to the lease expiration of the two previous office leases, the project was completed with an aggressive schedule in mind. The scope of this project was extensive. Along with traditional office amenities, the space required the installation of  unique  items.  The

first was an interconnecting connecting staircase that linked both floors. Unfortunately, a change order was required when installing the staircase as the original design conflicted with existing fire codes. However, through diligent collaboration with trades and the client, our team was able to rework the design and install the staircase without further extending the schedule. Barrier-free washroom and shower facilities presented our team with another challenge as work was required in neighboring tenant spaces to install the barrier-free plumbing lines.  We managed to install all   the  required  mechanical elements without interfering

with the daily operations of the neighbors or the landlord. A large boardroom with high-end AV systems was built; a whole new reception area was created; glass entry doors were installed as was a kitchen with an accompanying lounge. All new light fixtures were procured in advance and all new HVAC systems and units were installed without issue. The TD Canada Trust Tower has become a familiar working environment for our Calgary team having maintained positive relationships with the client and the landlord.
