In 2007, Ontario Power Generation retained Govan Brown as their construction managers to update their training facilities in the Etobicoke area of Toronto. The 65,000 square foot space was to be outfitted with new welding training spaces, shops and traditional classrooms. The goal of the project was to heighten the standard of the facility. Due to the occupation of the building at the time of construction, it was important to schedule and phase effectively. The project was segmented into 10 phases to accommodate staff tran-
sitions within the facility. Further fragmentation, resulting from a number of scope changes between the awarding of the project and the start of construction, slightly impeded progress. New challenges included a major interior retrofit, roof replacement and exte-rior façade upgrades. To accommodate the new welding and shop work areas, a major mechanical and electrical retrofit was necessary. We ensured a smooth construction flow by keeping extensive RFQ and FO logs as well as finely detailing the aforementioned 10
phased schedule. To prevent disturbances to other tenants, work done in occupied areas was done in the evenings or on weekends. Also, extensive maintenance, planning of signage and barriers prevented occupants from accidently accessing work zones. Our team’s attention to detail ensured the smooth progress of the project which was completed without incident and without interruption to staff.
