In 2012, Govan Brown was retained to  complete the phased renovation of this financial client’s Yorkville branch. The client is located on 150 Bloor Street West and occupies the ground and second floor. 150 Bloor Street is a tower that Govan Brown is experienced working in, having recently completed about seven projects within its walls in the last ten years. As such, we were well prepared and well acquainted with the neighborhood and the building’s landlord. Completed in three phases, the project was constructed exclusively

at night and on the weekends. The scope included renovations to the reception area, workstations, private offices, boardrooms, kitchen and washrooms. A phase was dedicated exclusively to removing the feature staircase and replacing it. In fact, the staircase was the most challenging of all project elements as its new location interfered with existing base building services. We were able to solve this prob- lem by teaming with the landlord and re-routing the existing services. As for mechanical work, we up- dated the existing HVAC sys-

tems to suit and cater to the new office layout.  Complementing the new office elements were a myriad of design details including high-end millwork, glass office fronts and upgraded ceilings and fixtures. The success of this project was contingent on our team’s ability to effectively schedule and phase work; it was crucial that we maintained a positive relationship with the building’s landlord and because we had previous working experience building in the tower, we were able to circumvent any delays or problems that would have contributed to a delay in construction.
